How it Works
FIVE EASY STEPS
1. Preview the property:
Preview the luxury condominiums and the brownstones included in the Auction and become familiar with the property documents, which are available in the Library as well as at the Auction Information Office. If at all possible, please do visit Artesia. All of the residences included in this Auction event are open for viewing, daily from 10 a.m. until 6 p.m. Artesia is located at 7295 N. Scottsdale Road in Scottsdale (AZ).
2. Determine how much you can afford:
A variety of FHA and traditional financing programs are available to qualified buyers through Starpointe Communities’ preferred lenders – CNN Mortgage and Homeowners Financial. Providing even greater savings, those financing their purchase through either of these companies may take advantage of up to $3,000 applied to closing costs, pre-paid expenses, or HOA dues. Visit the Auction Information Office, where lender representatives can assist in determining the program best suited to your specific needs. Loan pre-qualification is required to attend the auction and to become eligible to submit bids. Registered Bidders are not required to obtain financing from the Preferred Lender and prequalification is not a guaranty that a Registered Bidder will actually qualify for a loan from the Seller’s Preferred Lender or any other lender.

3. Register to participate:
After previewing the property and obtaining lender pre-qualification, complete the Auction Registration Form and send it by email, facsimile, mail or personal delivery to the Sales Offer before Auction day.

4. $2,000 "Good Funds":
On Auction Day, Registered Bidders much present the required $2,000 in “Good Funds” in the form of a Cashier’s Check or Cash, after verification of which they will receive a Personal Identification Code for bidding. (Rules of participation do vary slightly for online bidders. Please refer to Terms and Conditions for details.)
5. Make a bid:
The Artesia Auction will begin promptly at 12:00 p.m. (noon ) on Saturday, December 12, 2009 and will last approximately two hours. Bidders are advised to arrive no later than 10:00 am.
The Auction will be held at the Doubletree Paradise Valley Resort, 5401 North Scottsdale Road, Scottsdale, AZ, 85250
On Auction Day, all 48 residences will be presented for bidding only to Registered Bidders. Unlike during conventional sequential auction events, all bids will be displayed on large overhead screens, so that Registered Bidders will be able to view the amounts bid on all 48 residences at all times. Participants are encouraged to bid on the residence that affords the best combination of price and location, according to their own specific desires and requirements. If outbid, a Registered Bidder is free to bid again on that residence or on any other residence being offered. At the conclusion of the Auction, all winning bidders will be required to make a 3% purchase deposit and to sign purchase documents.
